USDA Loans

USDA Rural Development loans finance 100% of an eligible house in an eligible area. A lot of our ground still maps. In-town cores often do not.

USDA is a zero-down purchase loan guaranteed by the U.S. Department of Agriculture. The property has to sit in an eligible census area and the buyer has to meet income limits for that county.

We check the map before you write. Wintersville and Newark proper are often ineligible. Townships around Newark, Jefferson County outside the city, Hancock County, Washington County, and most of Tuscarawas frequently qualify.

Income limits and property eligibility change. The guarantee fee is not the same as FHA mortgage insurance. We run both numbers so you are not guessing on the payment.

  • Buyers who can use a $0 down payment if the house maps rural
  • Households under the USDA income cap for that county
  • Purchases in townships and small towns, not always the city core

How the file runs

  1. Address check on the USDA eligibility map.
  2. Income and household size against the current county limit.
  3. Contract, appraisal, guarantee, and close on the date in the purchase agreement.

Where we use USDA

Strong USDA ground includes Burgettstown, parts of Imperial and Findlay Township, Jefferson County townships, Licking County townships outside Newark and Heath, Sugarcreek, Uhrichsville, and parcels around New Philadelphia and Dover.

Is USDA really zero down?
On a qualifying purchase, yes — 100% financing, plus closing costs that can be paid by the seller, gift, or lender credits when the numbers work.
Can I use USDA in Newark or Steubenville?
The city cores usually do not map. Nearby townships often do. We will tell you which before you spend inspection money.
