VA Loans
VA loans are the strongest purchase tool we have when the buyer earned the benefit. Zero down, no monthly PMI, and a file this branch knows how to close in Ohio, West Virginia, and Pennsylvania.
A VA loan is guaranteed by the Department of Veterans Affairs. Entitlement, occupancy, and residual income rules are specific. We pull the Certificate of Eligibility and structure the file around remaining entitlement.
We see VA purchases and refinances out of the Ohio Valley — Steubenville, Wintersville, Weirton, Wheeling — and from Licking and Tuscarawas County veterans who want the file local.
Funding fee exemptions apply for many disabled veterans. We check that before we quote a cash-to-close number.
Who this is for
- Veterans and active duty with usable entitlement
- Surviving spouses who qualify under VA rules
- VA-to-VA refinances and cash-out when equity and occupancy line up
How the file runs
- COE and service documentation.
- Pre-approval with residual income and occupancy in view.
- VA appraisal, underwrite, and a close date that holds.
Where we use VA
VA files run from both offices. Wheeling, Weirton, and Steubenville see regular VA purchase volume. Licking and Tuscarawas veterans use the Newark desk.
